How to attract buyers to a property in a buyers market?



With the current market in Australia, it is important to attract buyers to the property as they have the power. Below are five tips to attract buyers to your listing. This can be achieved by a combination of real estate marketing, digital marketing and relationship building.

1. Advertise your listing on Facebook and Instagram targeting property buyers in your area

Digital marketing can be targeted towards the individuals who are looking to buy in your area. This will give your listing the best chance to get noticed by buyers looking in the area and bring them to the open for inspection. 

2. Open For Inspections should be conducted on Saturday mornings or Thursday evening after work

Open for inspections should not be placed during the week at 9-5 as buyers are not willing to leave work to look at the listing as there are plenty for sale at the moment. So to not waste your time, put your OFI's on Saturday or Thursday afternoon.


3. Advise the value of the property to specific buyers

In the first two lines of your advert, it should have how many bedrooms and bathrooms the property has and who the property would be ideal for. The value to this buyer can be as specific as a laundry shoot for families or a perfect commercial property that is able to be lived in for small retail businesses. This should be used in the copy written for all collateral and digital advertising for the property. 


4. Interact with buyers at the listing

Ask the buyer what they are looking for in a house and build your connection to them, this will help with the negotiation. If this property is not what they are looking for you can show them others on your books that are similar to the type of house they want. Bring buyers back to many listings.

 

5. Have a positive online presence showing value to buyers, not just sellers

Demonstrate value to buyers online through blogs written, some examples of these are, the process to by property and should I get a building inspection before purchasing. This means that buyers will follow your social media pages and have your brand top of mind when purchasing. Buyers will also start to leave positive reviews online if you follow the above steps resulting in a higher star rating.
